Budget 21-30k Best cpu/mb for Unreal 4

What is the best cpu/mb combo to buy in reasonable budget for game development in Unreal?

Would like to spend least on mobo and most on CPU.
 
This is super attractive, probably a typo or something. But still I would place the order with COD option. And buy a compatible H170 motherboard, both will fit your budget comfortably.

May be it's not typo.

If you're not interested in Xeon, you can go for i5. i7 + mb will cost about 33k, a little over your budget.

Yeah, i5-6600 is a good choice. I overlooked the thread count of the Xeon. My bad :(
i5 6600 and Asus H170 Pro for 25k is a good choice.
