Most of them now a days choose to stay in a Flat;

While purchasing there are two cases:

1. Before Construction (No occupation certificate from Municipality): GST of 12%
2. After Construction (Obviously NO GST): Builder sells at higher prices, After getting Occupancy Certificate!

Now in the Case 1, Most of the builders are making the potential buyers believe that they're giving Tax input, Now that's seriously not the case,
All they're doing is making use of Pradhan mantri awas yojna (PMAY) scheme, Depending on loan amount.


Now, Whose getting that subsidy amount in accounts? Builder or Buyer?

What's the proper thing to do in such case scenario?
 
Regarding PMAY, is it even operation in Telangana? AFAIK, it is not operational for Urban and even for PMAY-G, Central govt decided not to allocate any funds to Telangana in favor of allocating that amount to other "needy" states AKA states where they can stand a chance of building a vote bank for themselves..Some 200 Cr allocated to the state was also taken back.

Also, here is some information about the scheme. Apparently, the subsidy is credited to loan account.

The qualification criteria also require that the beneficiary and none of their family members (parents, spouse) should have a pucca house anywhere in the country
