Budget 71-90K Gaming PC for 3 years - How is this configuration

Okay, So I have not been following the CPU/Mobo/GPU etc trends for a long time. I think my old AMD rig has served its purpose in the last 5 years, now it will be used as a Home PC. I have not played Games for almost 1.5-2 Yrs now, so a lot of the games in the backlog. I'll post my requirements using the standard Template.
Questions
  1. What is your budget?
    • 80K + a few thousands if its worth it
  2. What is your existing hardware configuration (component name - component brand and model)
    • I don't think it matters as I am not gonna use anything from that.
  3. Which hardware will you be keeping (component name - component brand and model)
    • None
  4. Which hardware component are you looking to buy (component name). If you have already decided on a configuration then please mention the (component brand and model) as well, this will help us in fine tuning your requirement.
    • CPU - Intel i5 4440 (12.5k)
    • Motherboard - Gigabyte H87 UD3 board (7k)
    • GPU - R9 270X or 280X (14k or 23k)
    • PSU - Seasonic S12II 620W (6k)
    • RAM - G Skill Sniper 2x 4GB (6k)
    • HDD - Seagate 3 TB (7.5k)
    • SSD - Samsung 840 EVO 256GB (9.5k,)
    • Cabinet - Corsair Carbide series Spec 03 (4.5k)
    • Monitor - BenQ GW2760HS 27" 1080p (20k from prime)
    • UPS - APC 850VA Signwave (5.5k from Amazon)
NOTE: SSD and UPS not needed immediately, can buy them after a couple months. So If I take 270X instead of 280X and skip SSD & UPS, it comes around 78k.
  1. Is this going to be your final configuration or you would be adding/upgrading a component in near future. If yes then please mention when and which component
    • No Upgrade for 3-4 Years. Only SSD and UPS will be added if not bought now.
  2. Where will you buy this hardware? (Online/City/TE Dealer)
    • Online mostly
    • Might visit SP Road if the local members suggest it but I have no hope of finding things cheaper in Bangalore :(
  3. Would you consider buying a second hand hardware from the TE market
    • No
  4. What is your intended use for this PC/hardware
    • Gaming
    • Browsing
    • Bit of Image Editing (Lightroom)
    • Watching FHD movies
  5. Do you have any brand preference or dislike? Please name them and the reason for your preference/dislike.
    • None as such but will prefer only Gigabyte MoBo.
  6. If you will be playing games then which type of games will you be playing?
    • Predominantly FPS (Far Cry 3, BF3/4, Crysis 3, Mafia 2, COD : Black Ops 2, COD : Ghost and many others )
  7. What is your preferred monitor resolution for gaming and normal usage
    1. Gaming - 1920x1080
    2. Desktop - 1920x1080
  8. Are you looking to overclock?
    • No
  9. Which operating system do you intend to use with this configuration?
    • Windows 7 64 bit
Couple of clarification - I am not intending to overclock this time. So no K series procy needed, i5 4440 seemed enough for the money. Still arguing myself over 270X vs 280X. My requirement is 30+ fps in highest settings. Of course I will tune down the IQ settings after a couple years. Is 270X gonna be enough for 2 years. I might upgrade the GPU after 2-3 years since I'm hoping the CPU/Mobo are not gonna be bottleneck for at least 4 years.
 
Go with 280x if you are planning to keep GPU 3 year as future game will demand good GPU..
Just change the RAM from gskill to corsair for better warranty support...

Nice config. Good call on avoiding the cursed Evos, although you should've waited a little bit considering we're very close to seeing new cards from both amd and nvidia.
 
Well, I've waited a couple years to upgrade and its still not clear exactly when they'll release the newer cards. Anyway, I don't think I'll get a better performing card that R9 280 (or aka 7950 boost) at 16k ! Power consumption is not a worry since I won't game regularly more than an hour or two.
