Increase budget by 2k and go for the proc you have chosen if you dont wanna gamble on the 555BE. Although the success rate for unlocking is 80%, which are pretty good odds if you ask me. Good 2 go.
 
Since your PC's primary objective is gaming I think you should go for 555BE which you can overclock easily by 10-20% on stock. No need for unlocking for gaming.

I recommend you to upgrade your HDD to 1TB/500GB as per your requirement. Also keep in mind that you might need to get an SSD's after 1 year or so when their prices stabilize.

Buy from a good shop like PRIMEabgb.
