S7 has only 60hz and you will have to draw patterns every time which gets painful to unlock after a while

Tp link repeaters have an option.
You can either use the 2.4 to talk to main router and 5 ghz to repeat the signal.
Or 5ghz to talk to main router and 2.4ghz to repeat the signal.

the mobo gpu PSU and one sata ssd should be manageable
The 2 HDD on the other hand are gonna be a tight fit , you may pull of one at best case with some creative tinkering( but i doubt it, and it would just hinder precious airflow)
My suggestion would be to get 1 NVME drive as main boot...

2) damage or other issues while rented out.
3 ) reliability of person renting.
The market for this idea might be quite small or rare tho i would guess
