Anyone did Power of Attorney from USA for property purchase in India ?

I am in USA currently and in process of buying a flat in India. I cannot come to India currently so now I need to make a Special Power of Attorney (POA), get it notarized, attested from Indian Consulate in USA and send to my Dad in India. The Builder has given POA format but that seems different than what I saw in the below link...

Now the thing is, the above link has all things like where Picture goes, Witness 1 and 2 and such but the one I was given by builder doesn't have those. This is confusing me and I need a proper format from somewhere.


If anyone here has actually done this task of creating a Special POA (while being in USA) to buy a property in India, please let me know the exact things you did and guide me. I plan to physically visit the consulate here in US which is nearest to me (3.5 Hours :( )
 
Me. Couple of times.

Take the POA document to any state registered notary. Get it sealed and signed on all pages. That's it. Not sure where did you get the consulate thing as well. People kept telling me the same thing.

Chances are there that someone from your office itself is registered. Ask your admin team first. Any banks also do that. Not sure, but some UPS/FedEx/USPS also does this.

Format: I am not sure what that format is. So just ignore it?

Get the required format from your local builder or any deed writers. Get that send to you. Take it to any notary, let her seal and sign, then you sign. ALL PAGES. Send it back to India. I have registered few times. For sale and buy.
 
to draw any document , place is to be mentioned in document and person must be present at that place on that particular date.

in your case embassy has a role.
