Battery Replacement or New Invertor : Need Help

I have a SuKam 1400VA Smiley Pure Sine Wave Home UPS @ 24V(2x12v Batteries). It has 2 X 135AH SMF SuKam batteries installed.

The above setup was bought in April 2007.

I stay in Navi-Mumbai(Kharghar) the power cuts are no more, even if they occur it's due to some problem at MSEB or for 1 month a year(2hrs a day).

Both the batteries are dead and need to be replaced. Now a set new batteries would cost a bomb,i.e, ~21K.

Total load on my Inverter is 2 X FAN + 2 X CFL(40W)

There are two ways in which I can proceed :

1. Buy 2 X New Batteries which can run the above load(overrated for the above load). But this would cost a bomb @ 21K.

OR

2. Sell the existing Inverter and old batteries. Get a lower capacity UPS(600VA~800VA) and a single Tubular Long Life Battery.

Please share your suggestions regarding the current cost of new lower capacity inverter, new battery and the price at which I should sell the 1400VA SuKam UPS & old battery(buyback). Also mention dealersfrom NaviMumbai who are good.

I've read a lot of previous threads but couldn't something specific to my needs except that investing in a tubular is a good idea and always get a pure sine wave UPS.

P.S. -

I also have a 800VA Microtek Double Battery UPS, both its batteries are dead.

I have 2 questions regarding it:

How much would a new set of batteries cost?(after buyback of old ones)

Will it be able to run with just one battery?(its only requirement is Voltage Regulation)
