CPU configuration under 40K. Urgent.....

I want build a CPU under 40k. I will be mainly using my PC for 3D animation purposes and Creating visual effects and Rendering. I don't need Monitor, Keyboard and mouse. Please guide me to make my CPU. I am in urgent need. I am looking forward for your help. Thanks in advance.
 
AMD Phenom IIx6 1055T OR 1075T ~ 9K
Gigabyte GA 880GMA UD2H ~ 4.8K (the A signifies USB 3.0 and SATA III integration, there is a non-A version too) -- GIGABYTE - Motherboard - Socket AM3 - GA-880GMA-UD2H (rev. 2.2)
Corsair XMS 3 4GB*1 OR 4GB*2 (8GB total) ~ 2.5K/ stick (depends on your preference, but minimum put 4GB RAM)
AMD HD 5770 ~ 8K
PSU -- Corsair CX 400 ~ 2.7K
2* 500GB Seagate 7200.10 Barracuda ~ 1.7K/ disc (make sure it is a Barracuda 7200.10 because the new 7200.11 has a firmware issue)

I wud advice u to buy SB based rig... Most probably SMC will receive B3 Stepping boards next week... So waiting for it wud b worth... If u can't then go ahead wid the rig Alpha suggested... :)
