CPU/Mobo G31M-S2L : "flash rom protected"

Trying to flash the BIOS on a Gigabyte, fails. The BIOS screen has a message : "Flash Rom Protected".

What do I do ?

Check BIOS for turning off ROM flashing protection / Try flashing with updated BIOS file then current in use.

The BIOS ver is F7c, trying to update to F10d.

Can't find any setting in the BIOS.

Is it necessary to 'Load Fail Safe Settings', before flashing ?
