Don't go for a 27 inch moniter at 1080p.things will look pixelated from close.23/24 is the best choice.Your total goes a little bit over your budget but its worth it.

Instead of air cooling for your gaming pc i souwld suggest getting a liquid cooling solution for your CPU! Since you are spending so much you should consider one of the Corsair H series liquid coolers!! Dont risk air cooling with such a config! Also get lots of additional fans for your case. You will need it!

The "gaming dealer" clearly wants to clear his 3rd gen stocks. While prices are good, but not as good as should be for last generation products.

While performance difference between 3rd gen and 4th gen is not much, upgradability of 4th gen is much higher - possibly nearly fastest consumer grade CPUs of 2016 can be supported if you go for 4th gen now. At least certainly mid 2015. If now you go for 3rd gen, even early 2014's nearly fastest consumer grade CPUs can not be supported. Your choice.

Also ask him the reason for non-K CPU with Z77 motherboard. There might be a good reason for this, but I cannot think of any for this particular combination.

Dude he is a businessman and he will obviously want you to buy things he want.If you with his recommendation you wont be able to buy a keyboard,SSD and UPS.Going for ssd would give a noticeable performance boost.I would advice you stick with the components I have suggested you.And if you have got some more bucks go with this moniter

Its even more better than my previous recommendation.

Even I am building a Gaming rig and since I dont wanna overclock I am going for i5 4570.AFAIK processor dont play that important role in a gaming pc.only few games will benefit heavily from from beefier CPU and in other games there will be a slight improvement which doest justify the cost.
