I'd say if you're coming from an i5 go for i7-10700F/11700F if you can afford to notice a significant upgrade and kinda future-proof it. But if from an i3 then surely i5 will feel like a major bump.
Since you're building a new system you can also go the AMD way you'll have a lot more room to expand in the future since it has upto 16 cores/32 threads you can get from used market later on.

It's a very good deal given the current prices. I3 10th gen is nothing but a i7 7700 with few tweaks. 4C and 8T. Good value. Hope you know that F version has no integrated graphics and you need a graphics card.

Although these days almost all prefer dedicated GPU, is better not to assume and call out that F version doesn’t have inbuilt GPU
