Need a Budget Gaming PC (40K)

Guys i am going to buy a new PC in next 1-2 weeks, so need your inputs on this one :)

Q: What is your budget?
40K ( can add 2-3k more if it really makes a difference)
Q: Which hardware will you be keeping (component name - component brand and model)
I won’t be keeping anything from my old config.

CPU – AMD Phenom II 920/950/965 (no Intel pls)
GPU – ATI 4850/5750 (don’t care for DX 11, if I can grab a good deal from TE Market)
HDD – WD Only
Monitor – Should be HD and 22’ – 24’

You can skimp on the PSU and go for a Gigabyte Superb 460 ~ 2.2k if needed. But i would recommend a VX450 especially if u decide to go for a HD4870. It may be difficult to get a new HD4870. Try TE market for a good deal :)

Get a 555BE and try ur luck in unlocking it. It has pretty high unlocking rate ~80% as of now and many ppl here in TE have successfully unlocked it :D You can save 3k instantly by doing so.

I was thinking of making the following changes.

CPU - AMD II X2 555 BE -> 925/955 ( don't wanna take risk )
MB - I don't wanna go for USB 3 and AMD Overdrive but i do like that Dolby Sound on Mobo :)

Also is there a lot of diff. in performance b\w DDR II and DDR III ?

I don't wanna upgrade this system in future, if i ever go for upgrading it will be completely new system. So pls suggest changes if any considering this.
 
the cost of ddr2 ram is pretty high now it makes sense to go for ddr3.

also with 6 core phenoms round the corner i think it makes sense to go for athlong x4 620/630 or the phenom 555BE and then upgrade to the 6 core cpus when they are easily available. and from what i hear they will be cheap. go for the 790gx it offers better performance.

hopefully i will get my mobo+proccy 2day then will post the result if it unlocks or not

Guys just 1 question, i can see that the mobo has IGP and a mATX form factor. Can you please suggest something which doesnt have IGP and is ATX form factor. Im open to other board manufacturers as well MSI/ASUS

Edit : how is this board msi 790X-G45 ?
