Well an update on this issue. Yesterday, I removed the cooler cleaned out the old AS5 applied on the memory chips and the core. I re-applied a new thicker coating of AS5 this time on the core only.
After a little cleaning of the heatsink I screwed on the backplate this time tightening the screws a little more thus making better contact with the core9hopefully).
After some testing I've determined the idle temps to be around 63-64C  and the load temps after about a half hour of gameplay to be around 74 - 77C.
The thing was that the AS5 I'd applied was just too little. You have to apply a thin film such that you can see a messy but still thin layer on the chip. I''ve attached a pic of what my card looked like after the previous application and usage. All the AS5 seems to have disappeared. I forgot to take one after I'd applied the AS5 though.
That would've actually helped. Oh well.
I applied some on my proccy too. Idle temps are 38C and load are 41-42C  . My idle used to be 44C and load around 48-49C.
Thanks to all (esp Rio) for recommendations. +1 for AS5.
