Bangalore to Hyderabad relocation - area & schools query

Hello folks,

I'll be relocating from Bengaluru to Hyderabad next month.

As an average IT worker with office in Hitech City surroundings, what's a better area to move into with family and kids? I'm looking for an area that is affordable in terms of rent on short term & a flat purchase in the long term.

My main concern is about schools as I have two kids and one of them will be starting first grade this year. So, I want to avoid changing schools if we were to move into our own residence in the future.

I'm looking for an area with affordable school fees of around a lakh with some healthy buffer (that's my current benchmark because I was able to get admission in a decent school in blr for similar fee). I don't think I'll be able to comfortably afford any of the "international" school's for both the kids in the long run given the rate at which the fees increase.

Commute might be a pain but I'm currently leaning towards miyapur-bachupally area.

Any recommendations on area & schools ?

My budget for rent is upto 30K per month. Anything more and I will have to hear endless lectures on the merits of paying rent vs emi from "well wishers" until I move to my own place.

PS: I've gone through the hyderabad subreddit for similar questions but apart from few answers, I think they left me with more questions.

Perhaps like or unlike most other cities, there's a great disparity of expenses depending on your location and expectations.

There are people renting flats for 320k a few kilometers away from people renting entire houses for 45k a month with both in the same pin code and school bus routes.

Strangely the quality of life is more or less the same. Food, water, air, traffic, electricity, petrol, they're all pretty much comparable with income disparity not being much of a differentiating factor.

"Average IT worker" is a pretty large spectrum here, are you closer to 30k per month or 300k per month? The answer to this is key to your answers but unfortunately I can't help with either.

I'm in the center of the city and I rarely venture more than 5km out, so places like Miyapur or Hitech City are occasional curiosities for me. Hopefully other members will have better insights.

The commute from Miyapur to Hitec City will take one to three hours each day, you can probably get that down to closer to one hour if you have a two wheeler or use the metro with Uber/Ola on each end.

Hyderabad is also a very lazy city. The inner city doesn't wake up until around 11 but stays up late, sometimes until sunrise. The newer devleoped areas start hustling as early as 7am.

Holidays and festivals significantly hinder doorstep services, so you might not be able to rely on Big Basket or Swiggy during those days.

It's not uncommon to have a senior citizen deliver one order and an underage kid to deliver the next one. For the masses, these "10 minute" delivery jobs are more than what they can earn otherwise (Hyderabadis are notoriously lazy).

Amazon and other e-commerce will work as usual, they're not impacted, it's only the on-demand services.

During the monsoon, the city is flooded every year but it always clears up by the next day, we have a very effective drainage/sewage system. But until then, traffic crawls to a halt. We also see hail once every few years, at the onset of the monsoon.

Summers have become increasingly oppressive in recent years. They start earlier each year but end the same time in June. I personally don't step out when the ambient is over 34, unless I'm in an air-conditioned vehicle.

The city is also very conservative. Sleeveless tops and shorts will attract stares, regardless of gender. There's no "scenes" of any kind, just isolated bubbles.

There's faux elitism in some of those bubbles, like a coffee shop not serving you because you arrived in a tiny hatchback, but those places are forgettable experiences. They exist to cater to their circles and not beyond.

Also, it's a very small city. If you stand out in any social circle, you're recognized in other social circles pretty easily.

That's all I can think of, at least for now because my cold medicine is now making me very drowsy, ha.
 
What is you rent budget , if it around 30k you can check Kondapur it has many schools and near to most of the IT companies

Anything more and I suspect owning a house in nearby neighborhood becomes expensive.

Kondapur is fine for renting but the housing prices online for apartments in that area starts from 1.2Cr. That's a little concerning.

I'm familiar with Hyderabad or what it was 20 years ago. This was a time when ORR didn't exist, RGIA didn't exist, Gandipet surroundings & miyapur surroundings like Bachupally were mere outskirt villages accessible via 7 seater share-autos. It has grown a lot since then and may have lost some of its past charm but I still have some fond memories of living in what's probably considered as "old hyderabad" now. So, I'm sold on the idea of Hyderabad. There's an equal chance that I might regret it or enjoy it.

That was in all the past anyway and it's a completely different city now, especially the western parts that are unrecognizable. I wasn't and am still not familiar with life around those areas.

Weather is a concern for the kids especially the scorching dry heat but I think they should be ok because they have and will normally spend their summers at their grandparents where the summer temperatures are similar or even higher compared to Hyderabad.

My current employer has hybrid work policy and most of my team is still in Bengaluru or in a different timezone. So, my office timings don't matter for now. I'm hoping to take advantage of that by starting early and leaving early to beat the peak hour traffic. Hopefully commute should not be a problem.

What I am concerned about is flooding. Google only reports old hyderabad areas or areas near lakes. So it's not clear. What parts of western Hyderabad are prone to flooding and are there any specific areas or societies that should be avoided ?

If you live any where near Madhapur, Kondapur or Yousufguda which are similar areas in terms of rent. But Yousufguda is 8'kms from Hitech City. It's better to search in Madhapur particularly Ayyapa Society or Kondapur because they are in 3 kms radius of any big IT company. Commuting in Hyderabad during peak hours in morning or in evening means it's better to walk than commute in a car or bike.
The Jubilee Hills & Banjara Hills roads become a sea of vehicles during peak hours for those who were coming from Ameerpet or SR Nagar areas. It's better to go by a Metro if you choose to stay in these areas. Even Yousufguda has Metro I lived in Dharan Karan Road, Ameerpet since 2003 to 2007. Then this much traffic wasn't there even in Yousufguda, I lived from 2007 to 2011.
The rent rates are very high in Madhapur and Kondapur like starting from 25k to 1 lac depending upon number of bedrooms and plinth area. In ECIL area many IT employees come by TSRTC AC buses which start from ECIL bus Depot to Kondapur Bus Depot. Every morning from 7.30 am to 10.30 am and again 4.30 pm to 10 pm these AC Buses travel between these 2 Bus Depots. In Yousufguda, Dharan Karan Road, SR Nagar, Ameerpet you can find good houses starting from 25k for 3bhk. All the above specified areas have schools, colleges & hospitals & shopping malls. My sister & cousin are in Shyam Karan Road since 2000s.
There used to be less traffic and just bachelors in Nijampet in 2007 also. Now it is just unrecognisably at all.
Starting from Kukatpally to Hafeezpet and to Hitech City everyday commute in peak hours take 2 hours at least one way. In the evening it will take longer.
Why did you think KCR and now Revanth Reddy is building flyovers by flyovers every where in Hyderabad? Because to accomodate the peak hours traffic.
My advice to you is to search anywhere near to the IT Corridor if you want peace of mind every day.
The winters are too cold while the summers have become too hot. Without AC buses or Cars we cannot commute anywhere in Hyderabad.
 
Irrespective of locations, once you spit that you are from IT background be ready to get milked. The perspective in India is that an IT person is a crorepati even if you are a cab drive!
When I sued to stay on rent, I have always benefited by stating that I'm an average house keeping admin in a so so average office. And my rent used to a bit below the average and whereas the same flat was rented for 3-4k more for IT and banking guys!

Now this has spread to corporate hospitals and even newly built hospitals where if old people are joined they are asking if any of their children who come to visit them are NRIs, IT sector, Doctors, businessmen and landlords.
They will create bills accordingly.
That is why rents in and around 3 kms radius of hitech City area more than other areas.
Yes even for IT sector and NRIs, Doctors rents are priced higher than others. Normally owners ask if anybody are advocates or police because they fear that these guys will cause trouble or litigation.
