Need Help with Photoshop Batch Process

Suppose I've thousands of pictures (pictures of text documents) with something written exactly at the same place.

Take an example the undergiven image

Suppose I've 1000s of image like above and the word "zanderzone" is written at exactly the same place. I want to remove the word "zanderzone" from all images using photoshop batch process.

I saw some tutorials online and followed them to achieve this, however, there must be something wrong that I'm doing because I'm not getting desired results.

I don't think the brush tool works with actions. Instead, select a rectangular area and fill it with white.
