Need suggestions for tenants

I need tenants for my flats, and wanted to know if you guys know any sites where I could post my ads, so as to get tenants for my flats in mumbai.
 
Descending order of traffic on websites. Some offer free trail.

1. magicbricks.com

2. 99acres.com

3.indiaproperty.com

4. makaan.com

I got maximum response from sulekha.com, when I wanted to let out my flat on lease. Got about 40 calls within few days of placing the ad, its free too.

mgicbricks, 99acres, indiaporperty etc all these sites gave me few responses, but not as sulekha. Also magicbricks, indiaproperty etc will start spamming your mail box with property ads, sulekha just sends some occasional mails regarding their services. This is my personal experience.

But if they're good you get better ppl as they filter 'em out. You can get away with less than a month but then you get similar quality in tenants too. One month is worth it provided the agent is good.

In mumbai provided you register the lease (15% annual. think it is), any problematic tenant can be turfed out within a month by a special court. There is no such special court in my city (and i would think everywhere else) so the norm is 11 month leases and don't bother to register.

So here you have to get good ppl as its more expensive to throw them out after.

How many in the 40 were brokers :)

Problem with this is time, how did you filter them out ?

Lots of interviews required otherwise. And these can be quite long affairs as well.

None of them were brokers.

As regards the time, you specify the time for the prospective tenants to call you (in the ad). Filtering problem is not peculiar to the ad in net, you have to do it even if you get the tenant through a broker/agent.

This is what i mean by quality of the broker, they good ones match your reqmts very well. You may need to meet with no more than one or two. The cheaper ones OTOH will get you anyone they can find. And i found maybe one in 3 or five that matched the good one.

Put it this way, how many did you have to interview till you found the right party ?

I say interview because thats the only way you will ever know whether or not a person is acceptable.
