Query for Mumbites

I have been transferred to Mumbai and plan to join on Monday (10.08.09). My office is in Chembur (RC Marg) and budget for accomodation is 25k. I require minimum 1250sqf flat and my queries are follows:-

1. Which is best suited area for to and fro (residence to office) and also to airport within reasonable distance from Chembur/residence
2. There is no virtual water logging
3. Area having adequate CBSE schools
4. Area having adequate market and recreation/park etc.

Please response fast as very limited time left now :)
 
I think the best place for you is Nerul, or Vashi , both in navi mumbai.

Vashi is 15 minutes by train whereas nerul would be 23 minutes , both from chembur.Also by car it should take you very less time (around 30 minutes) and the drive would be very pleasant.Vashi is a more crowded lively place whereas nerul is the best if you prefer more of a peaceful lifestyle. Obviously vashi will cost you more than nerul because of its proximity and the 5 malls it has. Also look at seawoods, its an extension to nerul.

Nerul has Delhi Public School, i passed out from there and it is the best CBSE school around in academics and infrastructure atleast. Co-curricular activities are very good if your children are small (less than 6th std.)

And nerul has no water logging, has loads of parks.

wish i could help , but im located pretty far off......dont know much but as Speedz mentioned...Vashi is your best bet.

Back to the topic......it would be a lil difficult to get a flat on rent especially considering the flat size u specified....u might have to loosen a bit on the area of the flat.......u can get it , but then u start getting interior and into sparse localities with no shops / markets / transport system accessibility....do that all those points in the picture.......

You can easily find a good 3BHK flat with 1000-1200 sq.ft area in Vashi ,Nerul(Seawoods is a new node /part of Nerul ) for rent for 15-25k. (depending on the sector, proximity from the station,market, etc.)

Look for a place near Seawoods station ,if you plan to travel by train .It takes 23 mins to Chembur.

Seawoods is developing very fast and the upcoming station is a major project of L&T worth 1800 crores. one of the biggest in India.

Nerul has a lot of CBSE schools .Apeejay,DPS are one of the best CBSE schools in Nerul\Seawoods.

Vashi has more of State board and some new ICSE board schools.

If you want a peaceful and calm place to stay ..avoid Vashi .It has become very crowded and congested . but most of the malls and good recreational places are in Vashi.

Vashi and Nerul are connected by palm beach road and it takes hardly 10 mins by car.

finding a place in Chembur to stay isn't easy ..and something like 1200 sq.ft under 25k ..very much impossible .:P one of my friend who recently shifted to Vashi used to pay 20k for a 1 BHK flat in a NOT so prime area of Chembur.

Rates depend on the locality (sector).

Sector 17 which is nearest to the station(5-7 mins walk) and one of the up market place in Vashi is quiet expensive too. A rent for 1250 sq. flat could be anything from 30-50k+ in this area.

If you move a little away from the station , then comes Sector 14,9 etc. which is cheaper compared to Sec 17/palm beach.You might find a good flat in your budget there.Rent for 1250 sq.ft flat would be around 20-25k in this area.

I would suggest you consult a few estate agents to find the best suitable flat for you.
 
I have to travel all the time by Car provided by office irrespective of office/residence/airport etc.

Do you have to pay for petrol?? If not then don't worry the time difference from nerul to vashi is like under 10 minutes and smoothest drive you can ever find.

Even if you do, it's worth it. Convenient for your kids and much better place to live.
 
Certainly dont have to pay for any petrol maintenance etc. as it is absolutely free. In that case, Nerul is fine or any other suggestion
 
Seawoods, even more prettier and open, nice wind at all times, closer to palm beach marg which is like navi mumbai ka expressway.But its slightly ,like 3-4 minutes after nerul.
 
Hey Raj, I have been in Navi Mumbai since 1987 and currently put up on the palm beach road nerul. The building is right on the palm beach road and Chembur Mumbai is just 15 minutes away. Let me make you aware that there is a toll plaza that charges 30 rupees one way, so that makes it 60 rupees for a two-way ride to travel from Navi Mumbai to Mumbai and vice versa.

I can find you accommodation at the place I stay. The view is so amazing, you will not live anywhere else :P.........

There are 9 towers of 15 stories each and a lush garden. The security is very good and a lot of children are there to play with.

So that takes care of your kid and also your wife, she will have a lot of company.

It might just fit in your budget. I will have to check if any flats are there. I recently saw one on rent on the notice board but its not there anymore as I just checked the board today.

Also I know the estate agent, he's a friend of mine. If you are ready to pay the commission, which is usually a months rent, I can also ask him.

Let me know either ways, Though I will call the society office and will try to get you one without paying a commission.
 
Nerul/Seawoods or Palm Beach Road would be the best place for you.

Everything about these areas has been put up nicely already. The CBSE schools are close from here. Market won't be a problem.

Since you have a car you won't have a problem with putting up in Seawoods or Palm Beach Road. Accessibility isn't that much of a problem actually, but taking a rickshaw from vashi might cost more a little bit.

btw, for some weird reason rickshaw rates are stupidly higher in Navi Mumbai compared to Mumbai. I just hate going by rick these days. :|

The rickshaw rates are higher in Navi Mumbai cause the auto's here run on petrol whereas the autos in Mumbai run on CNG :p

The rates have atleast come down by a a rupee..earlier it was 13 bucks minimum :(.

In mumbai it's 9 Rs. minimum fare.
 
Thanx to all responses. Based on above, I feel Nerul may be better choice. I am reaching on Sunday and would further discuss on TE. Still comments are welcome :)
 
Hey Raj , My guess is even Mulund would be a good choice. At that price u might get some apt near highway in mulund east or somewhere above veena nagar or mulund colony in mulund west.

And as for the locality mulund west is predominantly gujju and east is mostly maharashtrians so both areas are peacefull.

The travel to ur office in chembur also should not be much trouble as u have a car at ur service.

So do give Mulund a thought too.

^ the autowallas in Navi Mumbai are a whole another deal. They are just there to go where they want to go and not where teh customer wants to go.

I started going by car to avoid even looking at them. lol.
