Relocating to Delhi - help pls.

My brother is most probably getting transferred to Delhi. His office will be near Janakpuri. He will be shifting there with his wife and 2 kids. He is looking for a 3BHK flat. I also stayed in Janakpuri but that was about 10 years back. Much has changed since then.

My question is which area will be suitable for renting a flat? Any are near Janakpuri like Uttamnagar / Tilak Nagar? Any other area that you guys can suggest (around 30 minute drive from Janakpuri)?
Will Janakpuri be too costly rent wise?
Will he be able to get a 3BHK flat at around 15K/month?
What is current situation for advance money to be paid while renting?
 
Rents are low . In a good decent west Delhi area rents are around 18k for a 2BHK . In uttam nagar area you might get a 3 BHK for even 15k .
In Janakpuri you will only get a 2BHK in 15k
The more newer built you require , the hire the rent goes.
 
Rents depend on locality as well. Janakpuri is a good place to live in. Amazingly organised!
 
Janakpuri is basically a residential area. And located in extreme west delhi. Its very far off from Gurgaon or south delhi where most of the offices and important buildings are there.
You might get 1.5 bhk in 15k in Delhi. Thais pushing it really.
 
Rentals are very relative and depend on a lot of factors like location, parking, construction age / quality etc etc. I would suggest go onto sites like 99acres or magicbricks. That should give you a very fair idea about the on going rental. You could even try Quikr as a lot of owners and property dealers have started using the site. I posted a requirement on it a couple of months back and was literally taken aback by the response. I am sure your brother must be planning an exploratory visit before actually moving and he should probably aim to get in touch with a few brokers beforehand who can show him around. The terms of the lease depends from owner to owner but since your brother is a family man with a stable job, it should not be much of an issue. The advance is generally 3 month security and a month in advance but again that is open to negotiations.
 
Just out of curiocity, which are the top areas in delhi and what kind of rents do they demand? im surprised at the low rentals mentioned here.

South Delhi rules the roost. Lutyens is difficult for Mango Men. SDA/Green Park/Saket/Malviya Nagar/South Ex/some parts of Lajpath Nagar/Mayur Vihar too. In SDA a 2BHK can go as 35-38K. Malviya Nagar would be 22K. That is the range. Saket would be 30K (company leased) Then you have the big ones at Shanti Niketan, West End. Probably 70-80K for 3BHK.

Ya..most houses have lifts in there..these are isolated units. Not apartments. The drivers come in Santro/Maruti Zen for work...! Mostly embassy people rent out here. I have a friend here. Damn rich people. Business class.

LOL. Maybe I'd make more money working as a chauffeur for these people than working in some tech. company in an entry level post.

What if i told u that the rents quoted by you for us mumbaikars is so so cheap that any guy here in mumbai would leap onto the rates that you quoted. WoW.. you just made me realize how expensive bombay city is..
I got 2 places on rent and 70-80k seems leap yrs behind in comparison to rates running in bombay. Nice...

I know Mumbai rates. :) Nothing compares to that city. Even NY/Tokyo are superseded by Mumbai. True, bro.
