oh ok, i forgot to consider the case of resales. I was primarily talking of new property purchase.

Now in case of resales, I dont have much idea on how much documentation is required. Fresh property approval take a lot of times, but in case the same building is pre approved by the bank, its pretty short process.

Hmm....well I did not get the "avoid avoid avoid" part but I have selected the flat. It's a 3-storey building constructed in the year 2000 (means it's 11 years old and is in its 12th year), registered co-op hsg society, road side, ground floor flat. The current party is the second party. All registry and society papers are PERFECT. I double checked every paper.

Alright, thanx. I was browsing the SBI website and found an online application for home loan. I filled it up, and it said an SBI executive will get in touch with you in the next working day. Lets see :)

Guys, check this out. One of the guys at indianrealestateforum gave me this advice...

i believe you do not have any choice, except to go with any one of these companies since your loan requirement is completed by these companies only... about interest part the rate of interest is almost same in entire industry .. you think Govt. bank/inst are very good... i will tell you.. i took loan from LICHF.. They gave for 8.5% in 2009 fixed for 1 year..later it went to 9.5 and so on.. currently they are charging 11.66% when the entire industry is charging 10.25/10.50...

govt. company is not a guarantee for any benefit..think about post disbursement services, response time, your requirement... in case if a company increases it interest you can any time switch over to other company...but first of all take loan from any company which is giving maximum loan to you as per your requirement/less interest, as you have already done the survey... rate of interest will always be same across industry...

this is my advice..
